Rules

Registration and Arrival Check-In Procedure - Check-In Time: All Sites: 1:00 PM - Check-Out Time: All Sites: 11:00 AM - While each park attempts to accommodate your exact spot request, the on-site manager has the ultimate decision for spot placement. Late Check-Out Policy - The park manager is available from 8 am to 4 pm. - Additional fees may apply. - In order to ensure availability for incoming guests, please plan prompt departures. Large families/ groups main member should discuss plans with the manager if arrangements need to be made. General Rules - Tenants and Guests are responsible for any damage or injury caused by themselves, their children, and/or pets. - Tenant assumes any and all risks associated with the foregoing and agrees to hold Landlord harmless from and indemnify Landlord against the same. - The park is not responsible for personal injuries or damage, loss, or theft of any personal property or vehicle. - We reserve the right to evict any person(s) who does not comply with the rules and policies. - All guests and visitors must be mindful of our RV park community. - There is no check-in, but if anyone is loud or inappropriate towards guests, tenants, or staff, they will be given a warning. - No wild parties or loud gatherings. Just be respectful to your fellow RV park neighbors and "Quiet Hours." - American Robin RV Park and Bird Sanctuary does not allow the delivery of mail or packages to any guests. - Guests must make arrangements to have their mail or packages delivered to a third-party location for pickup. - Long-term renters may have the option to have mail delivered to the RV park. - Drinking signs are posted for the purpose of keeping our RV park clean and beautiful. - Leaving beer bottles lying around is not a pleasant sight to see, so we ask nicely that anyone consuming alcoholic beverages throw them away appropriately in trash cans and not leave them lying around. - All sites are to be kept neat and clean for the duration of your stay. - All trash is to be disposed of in the designated area near the park exit. - Do not leave trash out overnight. (Can invite unwanted animals if not taken to trash cans) - Drones or other remotely controlled machines may be used as long as they are not noisy or disturbing to others. - The American Robin and RV park are in a natural wildlife habitat area. - There could be wildlife, birds of prey, and reptiles. - All guests should ensure pets and small children are supervised at all times. - The Love Bug and Ladybug season happens in our area. - Please note we have no control over these common pests; it's common in Alabama overall. - Buy an appropriate bug killer or preventative only for your area. - Please ask for permission ahead to wash your RV in your area. - Only 1 RV and a maximum of one other vehicle allowed per site unless stated otherwise. - There is guest parking available near the entrance. - No external RV leaks. - Ensure your RV is in working order before and after arrival. RV Appearance and Conduct - All Motorhomes, RVs, or Travel Trailers must be in good working order and appearance. - Please ask about this rule. Depending on the unit, we may or may not allow depending on age and condition. - We reserve the right to refuse access to any guests whose vehicle is deemed to be unacceptable. - The total number of guests in any space cannot exceed the maximum capacity for that site. - Maximum of 6 people total at a site at any given time. - Please speak to the manager if more people will be with you. Visitor Policy - Visitors are welcome at guest sites between the hours of 9 am to 9 pm. - If you plan to have a gathering, you must have it approved by management first. - Visitors are not permitted to stay overnight. - All visitors are required to leave by 10:00 PM. Conduct - A few of our monthly renters may sleep during the day on occasion due to work schedules, so be mindful of your RV neighbor. Outdoor Cooking and Fire Safety Guidelines - Charcoal grills, wood fire pits, deep fryers, and tiki torches are prohibited. - No outdoor firewood. - Note: Please ask for permission ahead for charcoal grill use and where it's okay to use. - There is an area dedicated to charcoal grill use near the office and near the trail. - Please check first with the manager. - Propane grills are allowed. Prohibited Items and Activities - Blowup mattresses, sleeping bags, and cots are not allowed outside. - GYM equipment and other large, similar items should be given permission first to be taken outside of the camper/RV. - Maintenance on RVs or vehicles on the property is not allowed. - Clotheslines are not allowed. - Guests may not hang any items from the trees. - Guests may not hang any items from the trees. - This includes hammocks. - No glass containers outside your RV. - The use of any paint products or chemicals is prohibited. - Boats, boat trailers, cargo trailers, or car dollies are not allowed on sites. Quiet Hours - Please be mindful of quiet hours of 10 pm to 8 am. - Please keep the loud music down and be considerate to others. Safety - The use of Firearms of any kind is prohibited in the PARK. - The use of archery, paintball, slingshots, or air guns is prohibited . - Fireworks of any kind are prohibited . - Use of illegal drugs is prohibited . - Obnoxious behavior of any kind is prohibited . - Speed limit on the property is 5 mph. - Motorcycles must be in idle speed when traveling through the Park. - No vehicles can block any portion of the roadway. - Vehicles may park in designated spaces only. - Only persons with a valid driver’s license may operate a motor vehicle in the Park, including golf carts, scooters, etc. - Vandalism of any kind by anyone in your group (regardless of age) may result in eviction from the Park. Security - Management is not responsible for lost, stolen, or damaged articles. - Keep your valuables locked up. - Report any problems with your site to the Main Office Manager immediately. - We adhere to and maintain all state, county, and local laws on property. Quiet Hours - Quiet hours are from 10:00 PM to 8:00 AM. - Please be courteous to other guests around you. - Loud music or objectionable noise is not allowed at any time. - Inconsiderate guests will be evicted from the park. - Profanity or violence towards other guests or PARK staff will result in immediate eviction from the park. - Guests violating rules that result in an eviction notice will not receive any refunds for their stay. Pet Policy - We ask you to pick up after your pets. - That way, it keeps the cost of having a pet fee down to a minimum or none. - If we see a mess accumulating, we may begin to charge monthly pet fees. - We reserve the right to refuse service to anyone whose pet is not considered suitable for the serenity/safety of our guests or the PARK. - Pets must be kept on a leash under the control of someone who can always manage all animals. - There is a two-pet limit in the Park per site. - Ask us about any additional pets. - No exotic or oversized pets are permitted. - This includes all reptiles and large birds. - Guests are responsible for “clean up” after their pets at all times, rain or shine! - Pets may not be left outside unattended. - Park is not responsible for and will hold accountable pet owner accountable for any injury or damage caused by the pet(s). American Robin RV Park - We accept Credit/Debit Cards or CASH with proper identification. - We will try our best to accommodate our guests, but we do reserve the right to change sites at any time without further notice. - Unless you lock in the site. - Rates are subject to change without notice**. - Most of the sites are Full hook-ups (30 or 50 Amp). and include electric, water, and sewage. - There are two spots that do not include septic, and there is no dumping station available for these two spots; price is adjusted/reflected. - Mockingbird sites do not have gravel or concrete pads. - They are located furthest away from the restroom/entrance/ dog park. - We understand that with booking any reservation, life happens. - Sometimes, circumstances can change your situation, making it impossible for you to keep your planned visit. - At our discretion, under unique and unavoidable circumstances, park management may provide special options for a guest in good standing who needs to cancel, especially in an emergency. - Please be advised that the park management has no obligation to make special concessions for any guest or any situation under this policy. - Special considerations are done on a case-by-case basis, and verification of circumstances may be required.

Cancellation Policy

MODERATE If the guest cancels at least 1 week before your check-in day and time, they will receive a full refund (minus Spot2Nite convenience or resort fees). If the guest cancels within the 1 week before check-in, there will be no refund.
