Check-In Procedure - Check in Time: 03:00pm - Check Out Time 01:00pm - Early Check-In: 1:00pm - Late Check-Out: 2:00pm - The front desk may be able to arrange a late checkout, if available. - Additional fees may apply. - In order to ensure availability for incoming guests, please plan prompt departures. - Late check in is permitted, please contact staff to arrange for check in after 9pm. - While each park attempts to accommodate your exact spot request, the on-site manager has the ultimate decision for spot placement. Vehicle Requirements - All Motorhomes, RVs or Travel Trailers must be in good working order and appearance. - If your Motorhome, Travel Trailer or RV is 10 years or older, you must provide current pictures and obtain approval prior to admittance into park. - We reserve the right to refuse access to any guests whose vehicle is deemed to be unacceptable. - You are responsible for understanding how many amps you are using in our RV. - Amp usage over the 50 AMPs provided can trip your breaker. - Only 1 RV and a maximum of 2 other vehicles allowed per site unless stated otherwise. - Cargo trailers or car dollies are not allowed on sites unless approved by staff. - Additional vehicles such as boats and atv’s must be approved by staff prior to being parked. - No parking vehicles or equipment of any kind in adjacent spaces or common roadways. Site & Reservation Policies - You have been assigned a specific site, if you wish to move please check with the office. - Moves may not be possible due to other reservations and maintenance. - You may not move without prior permission from staff. - All sites are to be kept neat and clean for the duration of your stay. - Clotheslines are not allowed. - Guests may not hang any items from the trees. Capacity & Visitors - Total number of guests in any space cannot exceed the maximum capacity for that site. - Maximum of 12 people total at a site at any given time. - Visitors are welcome at guest sites between the hours of 9 am & 10 pm, but they must first register at the office. - Visitors are not permitted to stay overnight. All visitors are required to leave by 10:00 PM. Mail & Deliveries - Buffer Preserve RV Park does not allow the delivery of mail or packages to any guests. - Guests must make arrangements to have their mail or packages delivered to a third-party location for pickup. Guest Responsibilities & Liability - Tenant assumes any and all risks associated with the foregoing and agrees to hold landlord harmless from and indemnify landlord against the same. - The resort is not responsible for personal injuries or damage, loss or theft of any personal property or vehicle. - Tenants and Guests are responsible for any damage or injury caused by themselves, their children and/or pets. - We reserve the right to evict any person(s) who does not comply with the rules and policies. Laundry Room Rules - The laundry room is open 24/7. Please do not leave your laundry unattended. - We are not responsible for accidents or theft or damaged laundered items. - No greasy or muddy work cloths or dog beds or dog blankets. - A $50 cleaning fee will be assessed for these items. Appliance and Equipment Usage - Charcoal grills, deep fryers and tiki torches are prohibited. - Propane grills and propane fire pits are allowed. - Blowup mattresses, sleeping bags and cots are not allowed outside. - Maintenance on RVs or vehicles on property is not allowed without staff approval. - Washing RVs or vehicles on property is not allowed without staff approval. - The use of any paint products or chemicals is prohibited. Wildlife & Environment - Buffer preserve RV park is in a natural wildlife habitat area. - There are coyotes, birds of prey and reptiles. - All guests should ensure pets and small children are supervised at all times. Pool Safety - Pool hours 9:00 AM to 9:00 PM. - Pool is not available at this time. - No glass containers allowed at the pool area. - No lifeguard on duty in pool, use at your own risk. - Children under 14 years of age must always be accompanied by an adult in pool area. Prohibited Items & Behavior - The use of firearms of any kind is prohibited in the resort. - The use of archery, paintball, slingshots or air guns is prohibited. - Fireworks of any kind are prohibited. - Use of illegal drugs is prohibited. - Obnoxious behavior of any kind is prohibited. - Profanity or violence towards other guests or resort staff will result in immediate eviction from park. Vehicle & Road Safety - Speed limit on property is 5 mph. - Motorcycles must be in idle speed when traveling through the Resort. - No vehicles can block any portion of roadway. - Vehicles may park in designated spaces only. - Only persons with a valid driver’s license may operate a motor vehicle in the Resort, including golf carts, scooters, etc. - Vandalism of any kind by anyone in your group (regardless of age) may result in eviction from the resort. Security - Management is not responsible for lost, stolen, or damaged articles. - Keep your valuables locked up. - Report any problems with your site to the main office immediately. - We adhere to and maintain all state, county, and local laws on property. Quiet Hours - Quiet hours are from 10:00 PM to 7:00 AM. - Please be courteous to other guests around you. - Loud music or objectionable noise is not allowed at any time. - Inconsiderate guests will be evicted from park. - Guests violating rules that results in eviction notice will not receive any refunds for their stay. Pet Policy - We reserve the right to refuse service to anyone whose pet is NOT considered suitable to the serenity/safety of our guests or the Resort. - Pets must be kept on a leash under the control of someone who can always manage all animals. - There is a three-pet limit per space in the resort. - No exotic or oversized pets are permitted. This includes all reptiles or large birds. - All Pets must be registered at the Front Desk upon arrival. - Pets may not be left outside unattended. - Guests are responsible to “clean up” after their pets. - Guests should carry proof of pet’s current vaccinations. - Pets are prohibited in resort buildings and amenity areas. - Resort is not responsible for and will hold accountable pet owner for any injury or damage caused by pet(s). - Service animals may accompany a disabled person without any proof of disability or certification for the service animal. Drones & Remote Devices - Drones or other remote controlled machines may not be used at any time on the property. Rental Agreements - If you are staying in our park for a month or longer, we require a month to month rental agreement to be signed. - Please contact staff to obtain a copy of this agreement and sign.
