Check-In Procedure
- Check-Out: 12:00 PM
- Due to pending reservations, if you plan on staying longer, the earlier you re-register, the better your chance of keeping your site.
- While each park attempts to accommodate your exact spot request, the on-site manager has the ultimate decision for spot placement.
Quiet Time
- 9:00 PM to 7:00 AM – please be considerate of others.
- No loud music at any time.
- RV Park will be closed to inbound guest vehicle traffic after 9 pm.
- Only registered Lessees may enter the park during Quiet Time.
Speed Limit
- Please observe a speed limit of no more than 5mph.
Sewer
- Sewer connection – a positive sewer seal at both ends of the sewer hose is required.
- Texas law requires that a sewer hose must be fastened using a connector or a rubber donut.
Children
- We want all children to be safe & have a good time, but always under the watchful eyes of a parent/guardian.
- Please use good judgment if you decide to leave your children at the park when you are gone.
- We are not responsible for their safety or welfare. You are liable for their behavior and well-being.
Pets
- Please maintain control of your pets.
- The limit is only 2 pets allowed, on leash.
- All pets must be properly collared with ID tag, including owner contact info.
- All pets must have current shots as according by Parker County regulations.
- Owners must clean up after their pets.
- Do not leave pets tethered on a leash or chain or in a pen outside unattended.
- Absolutely no pets, other than service animals, are allowed in the common buildings.
- The same rules apply for cats as for dogs.
- Cats are inside pets only.
- If outside, they must be on a leash with the owner at all times.
- No exotic or oversized pets are allowed.
- This includes large birds and all reptiles.
- These rules are for health reasons, as well as, the respect for others.
- Guests are responsible to “clean up” after their pets in all areas of the property.
- No Aggressive Behavior Dogs Will Be Tolerated In The Park.
- Lessor will contact County Animal Control for any necessary action for aggressive behavior, fellow Lessee complaints or dogs found not on a lease and/or with their owner.
Trash
- Dumpster located in the park is for personal trash only.
- All garbage must be bagged and tied, and boxes must be broken down.
- Do not leave trash outside by your RV.
- Cleanliness of the park is important to us.
- Sites are to be kept clean and orderly, as determined by Management and/or Lessor.
- Washing vehicles in the park is prohibited; however, keeping your RV clean and in good repair is required.
Mail Service
- This amenity/service is being explored.
- When additional information is available, guests may have the option to receive mail at Camp Eagle RV Park.
- Fees and details are to be determined and will be communicated when available.
- At the current time, Lessor makes no guarantees or considerations for mail service.
Restrictions
- No Fireworks Allowed.
- No Use Of Firearms Allowed.
Prohibited Items
- Charcoal grills, tiki torches, wood firepits, and deep fryers are prohibited.
- Propane grills and propane firepits are allowed.
- Blowup mattresses, cots, and sleeping bags are not allowed outside.
- Hammocks and swings in proper working order are allowed.
Parking
- Two vehicles only per RV Spot, if your space is large enough.
- Please park parallel to your RV, out of the main drives.
- Do not park on the grass or adjacent to your RV.
- All cars and trucks on the property will be in running condition and have current inspection.
- Excess vehicles must be stored in the designated areas.
- Camp Eagle RV Park will require a parking permit to be displayed on the front vehicle windshield, in the upper passenger side corner.
- Unpermitted vehicles are subject to tow & impound at Lessee’s expense.
- Replacement parking permits may be purchased for an additional charge.
- No additional trailers/boats will be stored in RV spot.
- Trailer/boat storage will be provided at additional cost.
- Coordinate with Lessor for additional parking alternatives.
Clothesline
- Clothes lines are not allowed, electric space heaters are not allowed, no cheater boxes or pigtails allowed.
- Camp Eagle RV Park is not responsible for any electrical components on RVs.
Conduct
- Disorderly conduct, drunkenness, misuse of a controlled substance, illegal drugs, obscene language, obnoxious, disruptive or vulgar behavior will not be tolerated.
- They will be reason for Immediate eviction without refund.
Drugs
- Illegal drugs are prohibited on the property.
- Person(s) caught in violation of this rule are subject to Immediate eviction without refund.
- Person(s) knowing of any illegal activity are encouraged to notify the Management or Lessor immediately.
- Any information reported will be strictly confidential.
Liability
- All park facilities and equipment of the park are intended for the convenience of the guests.
- Any and all persons using the facilities do so at their own risk and consent.
- The park Management or Lessor is not responsible for accidents due to fire, theft, wind, flood, personal negligence, acts of God, or other unfortunate circumstances.
- The registered guest is financially responsible for all individuals or pets at their site for any/all damage to the park or fellow guests.
Use Of Common Areas
- Guests/Lessees are welcome to take advantage of the facilities, but be courteous to the next guest to use the amenity.
- Guests must follow posted rules in each area.
- Please, leave spaces as clean or cleaner than you found them.
- The restrooms, shower, kitchen, grill, fire pit, laundry, and other recreation areas are not professionally cleaned after each use.
- Use at your own risk.
Country Living
- While living in the country has its advantages, there are elements to consider.
- Please, be aware that Parker County is known to have a venomous snake population.
- Some of these snakes, including Copperheads, may be on the premises.
- Please take caution when walking about the Park for snakes and other wild animals.
RV Maintenance
- All RVs will be maintained so that there are no leaks of any kind, will be neat in appearance from the exterior, and remain in the same condition as initial approval.
- Photos of RV may be requested by management prior to arrival and acceptance of the reservation.
Private Property Notice
- Trespassing where signs are displayed, fenced or otherwise denoted on the park map will be grounds for immediate eviction.
Surveillance Cameras
- Surveillance/Security Cameras (with and without audio capabilities) are being utilized on the property.
-By signing this agreement, you acknowledge and give consent to such surveillance.
Campground Disclaimer
- These rules are for health, cleanliness, legality and welfare of all.
- Management reserves the right to evict or refuse service to any person or persons who break or disregard any rules without refund.
- Management reserves the right to refuse anyone.
- Management reserves the right to make changes to the rules, regulations and fees when necessary.
- We know most RV’ers to be some of the most helpful, honest and kind people in the world with good common sense, needing no written rules as they already honor the welfare and rights of others.
- These rules are to guide those who do not yet respect the property and rights of others.
Rent
- Lessee to Lessor agrees to pay as rental agreed upon, daily/weekly/monthly rates for space, plus electric (where applicable such as monthly rental Lessees), through daily payable without demand, either by cash, credit card or check on the date due.
Electricity For Monthly Rentals
- Electricity will be billed at $0.15/kwh due with the first next month’s rent.
- Monthly Lessees will be required to submit a refundable $100 deposit with signed lease agreement.
Assignment And Subletting
- Lessee shall not sublet the RV spot, or any part of the Premises, or assign this agreement without Lessor’s prior, express and written consent.
Default
- Any failure by Lessee to pay rent or other charges promptly when due or to comply with any other term or condition of this agreement shall, at the option of the Lessor, promptly terminate this tenancy and forfeit all rights of Lessee under this agreement.
Maintenance And Redelivery Of RV Spot
- Lessee shall keep and maintain the RV Spot in a clean and sanitary condition at all times, and on the expiration or earlier termination of the tenancy shall surrender the RV Spot to Lessor in as good condition as when received, ordinary wear and tear and damage by the elements expected.
Effect of Holding Over
- The parties agree that any holding over by Lessee under this agreement, without Lessor’s written consent, shall be a tenancy at will which may be terminated by Lessor in accordance with applicable law.
Indemnification
- Lessee shall indemnify, defend, and hold Lessor harmless from any and all claims and damages (including reasonable attorney’s fees and costs) arising from Lessee’s use of the RV Spot or from any activity permitted by Lessee in or about the RV Spot unless caused by the gross negligence or willful misconduct of Lessor.
- Lessee shall further indemnify, defend, and hold Lessor harmless from any and all claims and damages (including reasonable attorney’s fees and costs) arising from any breach or default in the terms of this agreement or arising from any act, negligence, fault, or omission of Lessee and from and against any and all costs, reasonable attorney’s fees, expenses, and liabilities incurred on or about such claim or any action or proceeding brought on such claim.
- In case any action or proceeding shall be brought against Lessor by reason of any such claim, Lessee, on notice from Lessor, shall defend it at Lessee’s expense by counsel approved in writing by Lessor.
Mandatory Arbitration
- Any dispute under this agreement shall be required to be resolved by binding arbitration of the parties hereto.
- If the parties cannot agree on an arbitrator, each party shall select one arbitrator and both arbitrators shall be governed by the rules of the American Arbitration Association then in force and effect.
Governing Law
- This agreement shall be governed by, construed, and enforced in accordance with the laws of the State of Texas.
Counterparts
- If this agreement is executed in multiple counterparts, all counterparts taken together constitute this agreement.
- Copies of signatures to this agreement are effective as original signatures.
Late Fees
- Any payments made after the due date will be subject to a late fee in the amount of $5.00 (five dollars) per day and/or termination of the rental agreement.
Eviction
- RV may be removed from the premises if the occupant defaults on the rental contract.
- If a Lessee does not pay their rent after three days from when the rent is due, or has otherwise broken the rental contract, the Lessor or manager of the RV Park can issue a 24-hour eviction notice to the defaulting occupant, stating that the occupant has 24 hours to remove themselves and their recreational vehicle from the property.
- If, at the end of that 24-hour period, the Lessee has not removed their recreational vehicle, the Lessee is in agreement it can legally be towed for impound Lessee’s sole expense.
Background Check
- The Lessor may/is authorized to conduct a background check and/or require references from previous locations leased by Lessee.
Cancellation Policy
MODERATE
If the guest cancels at least 1 week before your check-in day and time, they will receive a full refund (minus Spot2Nite convenience or resort fees). If the guest cancels within the 1 week before check-in, there will be no refund.
