Check-in Procedure - Check-in 1:00 pm. - Check-out 1:00 pm. - While each park attempts to accommodate your exact spot request, the on-site manager has the ultimate decision for spot placement. Payment Policy - A payment of 100% of the reservation fee is required at the time of booking. - Advanced payments made over the internet are always paid by credit card, and the surcharge is nonrefundable. - By providing a credit card number, you are authorizing Branching Pines to bill your credit card for the full amount of the reservation, including any costs accrued while at the property, and outstanding balances not paid at the time of departure. Change Policy - Service charges may apply for changes to this reservation. - One change to this reservation is allowed without incurring a service charge; all subsequent changes will be charged $5.00 per change. Pets - Pets cannot be tied up outside of the home. - No exceptions. - If pets are outside the home, they must be on a leash guided by the owner. - You must pick up all feces and other trash created by your pet. - No pets allowed in community-owned homes. Vehicles - All lots are designed to accommodate 2 vehicles. - Parking on other lots is not allowed. - Vehicles must have current tags to be parked on the property. - Vehicles that don’t run are not allowed on the property. - Tenants with more than 2 vehicles or any other large equipment, such as boats, trailers, etc., need to be approved by management. Yards - Yards must be kept clean at all times. - Toys and anything else that will be in the way of the groundskeepers are not allowed. - Your yard will be skipped by the groundskeeper if toys and personal items are left on the grass and not on your cement pad. - No pools, trampolines, carports, swing sets, basketball stands, dog runs, tents, or blowup floats of any kind. Trash - Trash cans and trash bags are not permitted outside the home at any time. - Trash bags are required for trash placed in dumpsters. - Trash needs to go inside the dumpsters, not beside them or behind them. - Anyone caught putting trash anywhere in the park other than the dumpsters will be subject to eviction. - If you have anything to dump aside from standard household trash you must take it off site to a dumping facility at your own cost. - Please contact management if you see any non-residents using the dumpsters. Guest - Your guests are your responsibility, and you must make sure they keep the park rules. Loud Music - No loud music in homes or cars that can be heard or disrupt other tenants. - Please refer to your individual contract for additional rules.
