Registration and Arrival Check-In Procedure - Check-in time is 11:30 AM - 5:00 PM. - Check-out time is 11:00 AM. - All guests and visitors must check in at the office upon arrival. - All motorhomes, RVs, or travel trailers must be in good working order and appearance. - We reserve the right to refuse access to any guests whose vehicle is deemed to be unacceptable. - Management may be able to arrange a late checkout if available. - Additional fees may apply. - To ensure availability for incoming guests, please plan prompt departures. - While each park attempts to accommodate your exact spot request, the on-site manager has the ultimate decision for spot placement. Liability And Responsibility - Guest assumes any and all risks associated with the foregoing and agrees to hold management harmless from and indemnify management against the same. - Guests are responsible for any damage or injury caused by themselves, their children, and/or pets. - The park is not responsible for personal injuries or damage, loss, or theft of any personal property or vehicle. - We reserve the right to evict any person(s) who does not comply with the rules and policies. Camping Rules - Tent camping is permitted only in designated tent sites. - The total number of guests in any space cannot exceed the maximum capacity for that site. - Maximum of 4 people total at a site at any given time. - Visitors are welcome at guest sites between the hours of 9 am & 10 pm. - Visitors are not permitted to stay overnight unless approved by management. - All visitors are required to leave by 10:00 pm. - No overnight parking or storage of trailers, boats, jet skis, or utility trailers is allowed unless approved by management. Prohibited Items And Behavior - Deep fryers and tiki torches are prohibited. - Vandalism of any kind by anyone in your group (regardless of age) may result in eviction from the resort. - Blowup mattresses, sleeping bags, and cots are not allowed outside. - Maintenance on RVs or vehicles on the property is not allowed unless approved by management. - Washing RVs or vehicles on the property is not allowed unless approved by management. - The use of any paint products or chemicals is prohibited. - Clotheslines are not allowed. - Guests may not hang any items from the trees. - Drones or other remote-controlled machines may not be used at any time on the property. - The use of firearms of any kind is prohibited in the park. - The use of archery, paintball, slingshots, or air guns is prohibited. - Fireworks of any kind are prohibited. - Use of illegal drugs is prohibited. - Obnoxious or abusive behavior of any kind is prohibited. Site Cleanliness And Waste Disposal - All sites are to be kept neat and clean for the duration of your stay. - A cleaning fee of up to $200 if garbage is left on site, if large appliances and furniture are left to be taken to the dump, etc. - All normal household trash is to be disposed of in the dumpster. - No large items such as furniture, refrigerators, metal from popups, folding chairs, etc., can be disposed of in the dumpster. - Do not leave trash out overnight. Parking And Vehicle Rules - Only 1 RV and a maximum of 2 other vehicles are allowed per site unless stated otherwise. - Boats, boat trailers, cargo trailers, or car dollies are not allowed on sites. - Storage is available for a fee in our storage lot. - The speed limit on the property is 5-10 mph. - Motorcycles must be at idle speed when traveling through the resort. - No vehicles can block any portion of the roadway. - Vehicles may park in designated spaces only. - Only persons with a valid driver’s license may operate a motor vehicle in the park, including golf carts, scooters, etc. Pets And Children - All guests should ensure that pets and small children are supervised at all times. Mail And Deliveries - The park does not allow the delivery of mail or packages to any guests unless approved in advance. - Guests must plan to have their mail or packages delivered to a third-party location for pickup. - We do have site delivery available. Lease Termination Notice - Per Florida Statute Title VI § 83.57, if you need or want to terminate your lease early, you must give notice in writing using the following notification timeline. - If you do not notify the campground per the following, you will be charged a 50% penalty applicable to your site rent. - Yearlong leases require a 60-day notice to vacate. - Quarter-long leases require a minimum 30-day notice to vacate. - Month-to-month leases require a minimum 15-day notice to vacate. - Week-to-week leases require a minimum 7-day notice to vacate. Campfires And Grilling - Campfires are not allowed at the RV site. - We have a community fire pit behind the big barn. - Do not dump charcoal on the ground or in fire rings. - Do not pour cooking oil or grease down drains, on the grounds, or at the base of trees. - No burning of trash. - Grills must always be supervised. Security - Management is not responsible for lost, stolen, or damaged articles. - Keep your valuables locked up. - Report any problems with your site to the main office immediately. - We adhere to and maintain all state, county, and local laws on property. Quiet Hours - Quiet hours are from 10:00 PM to 8:00 AM. - Please be courteous to other guests around you. - Loud music or objectionable noise is not allowed at any time. - Inconsiderate guests will be evicted from the park. - Profanity or violence towards other guests or resort staff will result in immediate eviction from the park. - Guests violating rules that result in an eviction notice will not receive any refunds for their stay. Pet Policy - We reserve the right to refuse service to anyone whose pet is not considered suitable for the serenity/safety of our guests or the resort. - Pets must be kept on a leash under the control of someone who can always manage all animals. - There is a two-pet limit in the resort unless prior approval is granted by management for a three-pet limit. - No exotic or oversized pets are permitted. - This includes all reptiles or large birds. - All pets must be approved by management when making a reservation. - No dangerous breeds allowed. - Pets may not be left outside unattended. - Guests are responsible for “clean up” after their pets. - There is up to a $200 cleanup fee for anyone who leaves piles of dog feces, holes, etc., on their site. - Guests should carry proof of their pet’s current vaccinations. - The resort is not responsible for and will hold accountable pet owner accountable for any injury or damage caused by the pet(s). - Service animals may accompany a disabled person without any proof of disability or certification for the service animal. - Pets are not allowed in the shower or restroom facilities.
